Consolidated Tomoka Completes Sale of Multi-Tenant Retail Property Anchored by Whole Foods Market in Sarasota, Florida for $24.62 Million

DAYTONA BEACH, Fla., Feb. 21, 2019 (GLOBE NEWSWIRE) -- Consolidated-Tomoka Land Co. (NYSE American: CTO) (the “Company”) today announced the closing of the sale of its 59,000 square foot multi-tenant retail property anchored by a Whole Foods Market retail store located in Sarasota, Florida for approximately $24.62 million, or $415 per square foot (the “Multi-Tenant Sale”), representing a cap rate of 5.15%. The estimated gain on the Multi-Tenant Sale totals approximately $6.9 million, or approximately $0.96 per share, after tax, and represents an IRR of 10.86%. The Company intends to apply the proceeds from the Multi-Tenant Sale towards the purchase of the previously acquired portfolio of eight single-tenant ground leased income properties in Jacksonville, Florida, through a reverse 1031 like-kind exchange structure.

The Multi-Tenant Sale continues the Company’s objective of transitioning the income property portfolio to primarily single-tenant net lease properties.
